General Terms and Conditions of Sale
Article 1. Purpose
The purpose of this document is to define and establish the general terms and conditions of sale applicable to all seasonal rental offers, accommodations, and related services provided by REVA Dreams, through listings published online on its website accessible at https://www.revadreams.com , as well as via all other digital and print communication channels (social networks, classified ads, partner websites, magazines, catalogues, etc.).
By making a booking, the client agrees to comply fully and unconditionally with these General Terms and Conditions of Sale.
Article 2. Description of the rented property
All properties listed by REVA Dreams have been personally selected by our team.
Booking an accommodation or service—regardless of the booking method used—constitutes full acceptance by the client of these General Terms and Conditions of REVA Dreams. Consequently, the client acknowledges having read and accepted them without reservation.
Each property and service offered includes a complete and accurate description published on our website https://www.revadreams.com . Should, despite our best efforts, the rental not correspond to its description, the lessor cannot be held responsible for any error resulting from concealment, omission, or hidden defect by the property owner.
Likewise, as REVA Dreams acts as an intermediary, it cannot be held liable for any changes affecting the rented property, its environment, or its availability that were not communicated by the owner prior to or after the booking date.
Please note that some properties listed by REVA Dreams are managed directly by their owners or managers (booking, payment, check-in, check-out, etc.). In such cases, additional rental and stay conditions may apply, issued by the owner or service provider, and will be communicated to the guest upon arrival at the property.
Article 3. Property capacity
The number of occupants must not exceed the number of beds indicated in the property listing, booking confirmation, arrival information, or final invoice.
If the number of guests exceeds the original booking, the tenant (hereinafter referred to as the Guest) must request prior authorization from REVA Dreams, which reserves the right to deny the request if the property’s capacity does not allow it or to adjust the rental price accordingly.
Any unauthorized guest staying at the property without prior approval will result in an additional charge applied to the credit card (or check) provided as a security deposit.
The property is rented exclusively for seasonal and touristic purposes.
Any private or commercial event (such as parties, celebrations, weddings, cocktails, seminars, etc.) involving the presence of additional people is strictly prohibited unless expressly authorized in writing by REVA Dreams.
Unauthorized use of the property will result in immediate eviction without refund, full forfeiture of the security deposit as compensation, and may lead to legal proceedings.
Article 4. Pets
Pets are only permitted if their presence has been expressly requested and approved at the time of booking.
Article 5. Duration of the rental
The stay may not exceed the number of nights specified in the booking confirmation or invoice, unless otherwise agreed in writing by REVA Dreams.
The Guest must arrive and depart at the times specified in the booking terms.
The total rental amount remains payable to REVA Dreams even if the Guest decides to shorten the stay.
Under no circumstances may the Guest claim any right to remain in the property beyond the agreed rental period.
In the event of an unauthorized overstay exceeding two (2) hours beyond the scheduled check-out time indicated on the booking confirmation or invoice, an additional night may be charged to the Guest.
Article 6. Check-in – Delays – Check-out
6.1 Check-in
Check-in at the rented property is generally available from 3:00 PM for most REVA Dreams accommodations. However, this schedule may vary depending on the property and will be clearly stated in the online listing and the pre-arrival email.
The Guest must communicate their estimated arrival time to the local agent, host, or property manager prior to arrival to ensure proper key handover arrangements.
Late arrivals (after 6:00 PM):
For properties with in-person check-in, a supplementary fee of €45 (or 5,370 XPF) will apply for arrivals after 6:00 PM.
Early arrivals (before 3:00 PM):
If the property is vacant the previous night, early check-in may be available through the Early check-in service (subject to availability and additional charge). Please contact REVA Dreams at least 72 hours before your arrival to request this service or obtain details.
Guests must also provide their preferred bed arrangement (double/single configuration) as early as possible. If this information is not communicated in advance, the property will be prepared with double beds by default. Any last-minute modifications may result in additional charges (linen delivery, set-up fees, etc.).
6.2 Delays for check-in with agent
If you are delayed, you must inform your local agent as soon as possible.
Any unreported delay exceeding 30 minutes beyond the agreed meeting time will incur an additional fee of €45 (or 5,370 XPF).
6.3 Check-out
Check-out with agent:
Check-out takes place between 8:00 AM and 11:00 AM.
At an agreed time, your REVA Dreams representative will meet you on-site for an inspection and key handover.
If the property is not occupied the following night, you may extend your stay until 2:00 PM through the Late Check-Out service (subject to availability and extra charge).
Please contact REVA Dreams at least 72 hours before your departure to confirm availability.
Failure to attend the scheduled check-out or to return the keys will be deemed acceptance of the inspection report established by the agent, and any additional charges (for damage, lost keys, stained linen, etc.) will apply.
Check-out without agent (self check-out):
If the property has a secure key box, the Guest must report any damage or issues in the inspection form and inform REVA Dreams or its representative by email or message, then return the keys to the box, lock it, and scramble the code.
Early departures (before 8:00 AM):
For properties with a key box, early departures before 8:00 AM are free of charge.
For check-outs with agent before 8:00 AM, a €45 (or 5,370 XPF) supplement will apply.
Article 7. Booking, Rates, Service Fees, Payment, and Security Deposit
7.1 Booking and Rates
All accommodations and services can be booked via the REVA Dreams website, partner sites, or directly at REVA Dreams offices.
They are subject to the commercial terms and conditions specified in the listings or communications from REVA Dreams.
Rates displayed on the website or in other marketing materials are indicative and may change at any time. The final amount appears on the invoice and booking confirmation email.
Special offers are non-cancellable, non-refundable, and non-modifiable.
Pricing errors:
If a material or human error leads to an obviously incorrect or disproportionately low price being displayed or invoiced, REVA Dreams reserves the right to cancel the booking without charge. The client may rebook at the correct rate, subject to availability.
Our rates include (unless otherwise stated):
• Bed linen and towels (“household linen”);
• Water and gas consumption (unless otherwise specified);
• Electricity up to the fixed limit defined in Article 10 (excess usage may be billed separately);
• Assistance during your stay;
• Internet access (when available and not listed as optional);
• Parking (when available).
Our rates do not include (unless otherwise stated):
• End-of-stay cleaning (mandatory and billed separately, rate depending on property size);
• Mid-stay cleaning and linen changes (available upon request, extra charge);
• Early check-in (before 3 PM) and late check-out (after 11 AM), subject to availability;
• Additional services (extra beds, linen, groceries, equipment rentals, etc.);
• Late arrivals (after 6 PM) and early check-outs (before 8 AM) with an agent, both subject to surcharge.
A set of household linen is provided at check-in.
For stays longer than 7 nights, any additional linen change or supply may incur extra fees.
7.2 Service Fees and Payment Terms
Service Fees (Agency, Booking, or Administrative Fees):
A minimum of €33.35 (or 3,980 XPF) applies and may vary between 6% to 10% of the total booking value depending on the property. These fees are displayed on the property listing and charged at the time of booking.
They cover administrative management and logistical support, including arrivals or departures on Sundays and public holidays.
Payment Terms:
For bookings made more than 30 days before arrival, payment is made in two installments: a deposit and a balance.
Some Prestige properties are subject to special terms (payment due more than 90 days before arrival).
• Deposit:
o Standard properties: 30% of the total booking amount due upon reservation.
o Prestige properties: 50% deposit required upon reservation.
o Service fees and certain additional services (e.g., final cleaning, baby bed rental, etc.) are also payable at booking.
Payment methods:
• Secure online credit card payment;
• Bank transfer (confirmation required by email);
• Local bank check payable to REVA Dreams, deposited at our office.

For transfers or checks, reservations are held for 48 hours pending payment. After this period, if payment is not received, the reservation is released.
Transfer fees and currency exchange differences are the sole responsibility of the Guest.
Upon receipt of the deposit, REVA Dreams will send a confirmation email.
Balance payment:
For bookings made more than 30 days before arrival:
• The balance must be paid no later than 30 days before arrival.
• For Prestige properties: balance due no later than 60 days before arrival.
Failure to pay within the deadlines results in automatic cancellation, loss of the deposit, and no access to the property.
For bookings made less than 30 days before arrival, full payment is due at the time of booking.
The booking is considered confirmed only after REVA Dreams receives the required deposit and sends a written confirmation.
7.3 Security Deposit
A security deposit is required in addition to the rental amount.
It may be made by credit card pre-authorization, bank transfer, or local check, as specified in the property listing.
The deposit covers potential repairs, replacements, or damage to furniture, linen, or equipment caused during the stay.
It is not considered part of the rental payment but may be debited to cover unpaid charges or damages.
If no damage is observed during the exit inspection (REVA Dreams reserves the right to review the inspection report within 8 days of departure):
• Checks will be returned or destroyed within 8 days;
• REVA Dreams will not retain any banking information relating to the guest and will release the pre-authorized credit card no later than 8 days after the departure date.
• Bank transfers refunded within 8 days (minus bank transfer fees);
If damage is found:
• If the repair cost is less than the deposit, the balance (minus repair costs and a 10% management fee + 13% VAT) is refunded within 2 months;
• If the cost exceeds the deposit, the Guest must pay the difference.
All costs will be supported by documentation and discussed between REVA Dreams, the Owner, and the Guest. In case of dispute, an independent professional estimate may be obtained.
Article 8. Household Linen
For managed properties, the following replacement charges apply for missing or damaged items:

A minimum charge of €21 (or 2,500 XPF) applies even if the total amount for missing/damaged items is lower.
Article 9. Obligations of REVA Dreams
REVA Dreams undertakes the following primary obligations:
• To deliver the property in good condition for use;
• To ensure peaceful enjoyment of the premises for the Guest. REVA Dreams cannot be held liable for hidden defects, faults, or non-conformities attributable to the owner;
• To maintain the property in habitable condition and carry out necessary non-rental repairs.
REVA Dreams is not responsible for personal belongings left in the property during or after the stay, nor for any losses, thefts, injuries, or damages arising from events beyond its control.
The company also declines all liability for errors or omissions on its website.
Article 10. Obligations of the Guest (Tenant)
The Guest agrees to use the property solely for private purposes during their stay.
Commercial, professional, or craft activities are strictly prohibited unless expressly authorized in writing by REVA Dreams.
The property may only be occupied by the number of persons authorized in the booking.
The Guest must maintain the premises in good condition and is responsible for any damage or loss occurring during the stay unless proven otherwise (force majeure, fault of REVA Dreams, or third-party actions).
Any intentional or unintentional damage will be billed.
The Guest waives any claim against REVA Dreams in case of theft or damage within the rented property.
REVA Dreams cannot be held responsible for service interruptions (water, gas, electricity, internet), thefts, or neighborhood disturbances.
However, our team will provide assistance to help resolve such issues as quickly as possible.
All properties are non-smoking. Detection of smoke odors upon check-out may result in the forfeiture of the security deposit.
The Guest and its occupants must not cause any disturbance to neighbors or the community.
Noise levels from music, radios, or televisions must be kept reasonable.
Any nuisance (noise, odors, vibration, or pollution) is strictly prohibited.
The Guest is not allowed to use the property’s telephone line. Any unauthorized use will result in a minimum fine of €200 (or 23,865 XPF) plus call charges.
If the Guest is exempted from paying for end-of-stay cleaning, they must return the property in the same clean and orderly condition as upon arrival. If not, a €300 (or 35,800 XPF) cleaning fee will apply.
Even when cleaning is included, the Guest must:
• Wash and store dishes;
• Empty bins;
• Replace furniture and objects to their original positions;
• Place used linen in the designated bags (if available).
Failure to attend scheduled check-in/check-out appointments will incur a €45 (or 5,370 XPF) fee.
Lost keys or remote controls will also result in a €45 (or 5,370 XPF) fee plus replacement costs.
Electricity usage limits:
• 1-bedroom accommodation: 12 kWh/day
• 2-bedroom: 15 kWh/day
• 3-bedroom: 20 kWh/day
• 4-bedroom: 27 kWh/day
• +3 kWh/day for each additional bedroom
• Pools, jacuzzis, saunas, or hammams count as one extra “room” each.
Excess consumption will be billed at 100 XPF/kWh based on meter readings at check-in and check-out.
Unless stated otherwise, water, gas, and internet are included. Charcoal for barbecues is not provided.
Article 11. Inventory and Property Condition
An inventory and condition report will be carried out upon the Guest’s arrival and departure by REVA Dreams or its representative.
This report will be available in the accommodation and signed by REVA Dreams representative. If no remarks are made at check-in, the property is deemed to be in good condition and free of defects.
Any anomaly or damage not reported within two (2) hours of check-in will be considered to have occurred during the stay and may result in a deduction from the security deposit.
If an in-person inspection is not possible, the property will be deemed to have been accepted “as is,” based on the listing photos and descriptions provided prior to booking.
Article 12. Insurance
The Guest must hold civil liability insurance covering rental risks (fire, water damage, breakage, theft, etc.) for the duration of their stay.
REVA Dreams cannot be held liable for any loss, damage, or accident affecting the Guest, their family, or their belongings during the rental period.
REVA Dreams recommends that Guests verify their personal insurance coverage for holiday rentals abroad and, if necessary, purchase suitable travel insurance.
Article 13. Cancellation, Modification, and Interruption of stay
Unless otherwise stated, the following general terms and conditions of modification and cancellation apply to all bookings made with REVA Dreams:
Any request for cancellation or modification must be made in writing (registered letter or email) to be taken into account. The conditions applied will be determined by the date of receipt of the request.
If the cancellation is confirmed, the service will be canceled and REVA Dreams may immediately resell the accommodation and/or service concerned.
13.1 Changes / modification to your reservation
These are changes made to the arrival and/or departure date. If the change is made 42 days before the scheduled arrival date, no fees will be charged and you can adjust your dates of stay based on availability. If the change is made less than 42 days before arrival, and in accordance with our cancellation policy below, a €50 (or 5,970 XPF) change fee will be charged. For changes made less than 42 days before arrival, the length of stay must be maintained, otherwise it will be considered a partial cancellation. Please note that reservations with special offers are non-cancellable, non-changeable, and non-refundable.
13.2 Cancellation of the reservation
Cancellation by REVA Dreams:
In the event that unforeseen circumstances (fire, damage, burglary, sale, construction work, etc.) render the property covered by this agreement inaccessible, REVA Dreams undertakes to rehouse you in a property marketed by REVA Dreams of the same or higher category, located as close as possible to the one you have chosen, without any change in date or price. In the event that this change cannot be made, all sums received by REVA Dreams will be refunded to you. REVA Dreams shall not be liable for any compensation claims.
Any cancellation of this contract by REVA Dreams prior to the move-in date must be notified to the Guest as soon as possible.
Cancellation policy - Cancellation fees:
All cancellations must be notified in writing (email or registered mail with acknowledgment of receipt).
The date of receipt by REVA Dreams determines the applicable cancellation policy.
For standard properties:
• More than 42 days before arrival: Booking fees, also called Service fees, Agency fees or Adminitrative fees are kept.
• Between 42 and 31 days before arrival: Cancellation fees are at 30% of the total amount of the rental, so the equivalent of the deposit paid upon reservation.
• 30 days or less before arrival: no refund, the total amount is kept at 100% of the total of your reservation.
For Prestige properties:
• More than 90 days before arrival: cancellation fees of 6% of the total amount of your initial reservation.
• Between 90 and 61 days before arrival: refund of 56% of the total total amount of your initial reservation.
• 60 days or less before arrival: no refund, 100% of the total amount is kept.
Service fees, also called booking fees, agency fees are non-refundable in all cases.
In case of cancellation, REVA Dreams reserves the right to re-advertise and re-rent the property.
If the Guest does not arrive on the scheduled date or departs early, no refund or compensation will be granted. The entire rental amount remains due to REVA Dreams.
13.3 Interruption of the Stay
In the event of interruption of the stay by the customer:
If the liability of REVA Dreams, its agent, or its service provider is not clearly established with supporting evidence, no refund will be made, with the exception of the security deposit or guarantee (refunded according to the conditions defined in Article 7.3).
In case of stay interruption by the fact of REVA Dreams:
If circumstances beyond its control (e.g., force majeure, natural disaster, or unexpected unavailability of the property) prevent REVA Dreams from honoring the booking, REVA Dreams will:
• Relocate the guest in an equivalent or higher-category accommodation within its network (subject to availability); without any additional fees or change in the price.
• Refund the full amount paid if no relocation is possible within the network REVA Dreams.
The Guest may not claim any additional compensation.
Article 14. Termination of the contract
This contract shall be deemed terminated automatically and REVA Dreams may dispose of the rented property:
• if the GUEST does not arrive on the scheduled arrival date and has not notified us of a delay in arrival;
• if the GUEST fails to pay the balance of the rent or the security deposit at least 30 (thirty) days before arrival.
• in the event of a cancellation that would result in the termination of the contract by the GUEST.
Article 15. Fixed compensation in the event of legal proceedings
All legal proceedings shall be at the expense of the GUEST.
Article 16. Settlement of disputes
In the event of a dispute over these terms and conditions, or for any dispute arising from their application, only the courts of French Polynesia shall have jurisdiction.
Article 17. Election of domicile
For the purposes of the performance of this agreement and its consequences, the parties elect domicile at their registered offices and addresses indicated above.
Article 18. Acceptance of the contract and disclaimer
For any booking of a service with REVA Dreams, the Guest undertakes to have read, understood, and accepted these general terms and conditions of sale. The Guest accepts the clauses and declares that SARL REVA Dreams shall be held harmless in the event of an accident of any kind, or damage without exception or reservation, caused by and/or to our person, others, animals, vehicles, and generally any object and/or property borrowed or made available to them in the rented property, but also during the practice of an activity or excursion booked on their behalf by SARL REVA Dreams.
The guest declares that they have taken out civil liability insurance for this purpose, insuring them against any damage, whatever its nature, caused to themselves or to third parties, and that their insurance contract does not contain any clause contrary to the above.
kayak(s), and any other nautical and land-based outdoor equipment made available to them in the rented property(ies), and that the activity(ies) and any nautical, land-based, or aerial excursion booked on their behalf by SARL REVA Dreams during their stay involve risks and present dangers inherent in their use.
The Guest is therefore also aware that the canoe(s), bicycle(s), kayak(s), and any other water and land outdoor equipment made available to them in the rented property(ies) and that the practice of activities and any water, land, or air excursions booked on their behalf by SARL REVA Dreams during their stay involve risks and present dangers inherent to their use. Aware of the risks, the customer accepts this in full knowledge of the facts and declares that they waive any recourse, legal action or claim against SARL REVA Dreams, represented by its managers, and against the owners of the rented property.
I also declare that I release SARL REVA Dreams from any liability in the event of non-compliance with the legislation in force concerning noise and neighborhood disturbances in the rented property(ies).
By checking the box when making my reservation, I accept and confirm that I have read and understood all the general rental conditions, and represent all persons present during my stay.
